Is the 70% Rule valid in the current 2021 market?

Hey, been doing a lot of research on wholesaling. For hot markets, is 70% of ARV minus repairs and wholesale fee still valid?

What are examples of markets in which it would be higher? And how do I know what formula to use? Thanks..
