A similar townhouse listing down the block is asking for $1500, and is newly renovated inside (hardwood floors and 2 full bathrooms)... mine looks straight out the the mid 80's.

The main issue I have is that the sewer is public, but the public water ends about 1 block before the property.

Get a good W2 job (no waiting tables or tip related gigs), buy the worst 3 bedroom house on the block, and rent out two of the rooms to a couple college friends.

With all this being said, I do own 28 units within a block of the 6 units, so that is what also has me very intrigued.

Removed debris and overgrowth on property, new siding, windows, exterior doors, total gut of interior including removing walls and re-engineering structure to support roof trusses and ceiling joists, rebuilt staircase to accommodate new kitchen design, replaced entire block foundation wall that was heaving inward, replaced sewer drains in entire home including underground, drain tiled, and rebuilt both bathrooms and prepared current garage to be remodeled to become master bedroom and bath suite.

I have been in a couple of houses with later-add basements and the most common thing I've seen locally is a basement footprint that's about a foot or two smaller than the outer wall of the house all the way around, with a pony wall poured or blocked on the inside around the perimeter to provide stability to keep the walls from kicking out after excavation.
