While there are like a dozen big FSBO residential sites, I could only find like one single FSBO commercial site, something like 'Buildings by Owner' or the like.Even commercial listings - whether standard or flat fee - on the MLS are scarce; and there seems to be no national commercial MLS still yet, or is there?

Now that I'm looking at purchasing properties, I'm wondering if I should find a broker to hang my license with, get trained on how to do the paperwork, in exchange for a small flat fee, as I will be doing most/all of the legwork.Also do most brokers require their agents to be part of a realtor's association?
