I would need to know more before automatically denying someone for credit score.I've rented to people with scores under 550 and they've been really good renters.

If you were to BRRRR elsewhere, what market are you looking at and why the possible shift?  

I'll tell you, my life goals have certainly shifted from when I first became interested in real estate investing.

In general diversification is the recipe of success, but every once in a while market factors come together that make a certain market shift clear and present and step 1 is getting funds into a safe haven, step 2 is making some $ on the shift if possible. 

Sometimes people are making a mistake but at some point an investor has to recognize this is a shift in market price and sentiment.

We decided to start by putting in one of the "Chicago Controls" thermostats on the main unit. www.landlordthermostats.comI felt I would get complaints with the automatic setback type thermostat (automatically sets heat back to 68 every three hours) so we got the one that limits heat to 73 degrees and AC to 72 degrees.I plan to be open and honest with them and tell them about this so there are no surprises.

I also informed them that their rent would be going up and that, should they stay, they would be shifted into 1 year leases.

I would automatically fix defects, such as dripping faucets or a feature that doesn't work. 

You need to build up a network of cash buyers, which should be almost automatic when you're there, but you really need to network a lot to learn about REI in general.

@Natalie Kolodij, so you're saying even if I have documented evidence (listings, comps) showing that the value of the land is LESS THAN 20% of the purchase price, the IRS will reject it automatically?
