It does no good to place capital with a sponsor who has an attractive deal to find out later they can't be trusted. 

Talk to them about their record during covid, evictions, and who/how they designed their leases.

I am now getting my first home and iwant to airbnb the bottom half of the home and fix it up nice to attract high quality travelers.

To answer some of @William Collins’ questions and give more insight here’s the plan:I don’t have a ton to put down now which is why FHA is attractive.

Purchase price: $100,000 Cash invested: $60,000 Sale price: $210,000 First deal. bought from wholesaler. my wife designed the house and i listed it to sell.

Move in the multifamily home until our home designed how she wants it is ready such as flooring, cabinets etc then move in her "dream" home.

But I feel you'll get steadier numbers near year round attractions.

One option is to put a lock box cover over it and designate a set temp for the winter but personally I would rather not do that as I know I would rather have control over my temp as a renter. 

You will get 6-12 months on the term, interest only, so these are not designed to be long term loans. 

The property is obviously more attractive as a 3 BR and I'd love to be able to buy it as a 2 and rent it as a 3 but don't quite know what to make of the disconnect between the listing and the county records.
