Has anyone else experienced banks placing conditions on fund draws approved for cash out refi on a portfolio loan?

Lived in one side for a year, then moved out to move into another investment property I owned free and clear and moved in a long term good paying tenant I knew from years of experience in property management. 5 years later that tenant was approved to purchase and is buying another flip we are due to complete in April.

There are areas where rentals won't get approved because of too much blight but your bigger concern is finding section 8 tenants who are going to want to live in a 50-70k house when they have the option to live in a 100 - 130k house.

@Karen Oduwole, if you're approved for $200, and houses are generally more than $200, perhaps you should look out of state.

Getting approved for both just opens up the possibilities for properties to invest in.

We signed one lease on Monday with an April 1st move in date and the second application was approved today also with an April 1 move in.

The difference is that my case is almost "wrapped" as we are approved, we are not shopping around, and the "perks" we got (half cost of origination fee, no appraisal needed) were offered by them.The officer did indeed mentioned that they are overwhelmed by the response of people trying to refinance, not in relation to the adjustments in the Loan Estimate but in relation to the time it takes them to deliver paperwork.

This is my second property, I put 20% down on my first property so I didn't have to wait for CMHC's approval.

How long have you had your LLC or corporation as I'm sure that may have made a difference in a denial vs. an approval?
