Since last year of November, Fannie and Freddie has allowed borrowers to put min 5% down for conventional loans and being able to invest multifamily up to 4units.Also, the beauty of FHA is that it allows you to put 3.5% down payment to invest in 1-4 units.

The proposed changes would allow a duplex, triplex, or fourplex to be a (P) Permitted use in all single-family zoning districts: With Reno's significant land constraints and overall lack of inventory, I believe ADU's could potentially provide more affordable housing for tenants while allowing investors to be more creative with their properties. 

They also charge the tennant $49 mo for a pet fee (because they said if I allowed pets I would get a renter faster (I did not want pets), but they keep that money too!

The surge in profits should allow us to finally pursue ESG initiatives.

I now have 2000 units and a team that allows me to focus on just the parts I enjoy (mostly the deal making)I don't see anything I could have ever done that would bring me as much income and wealth.
