First, what I accomplished in February:- Started my direct mail campaign (small batch, since I'm only sending to the addresses I collect by driving for dollars versus buying lists).

The main concern I have, is that the property has asbestos siding, and I have never dealt with this.

Of course keep in mind, you are meeting the owners at their address.

@Kurt Granroth, the investment prospectus from most sponsors don’t address the tax issues because everybody’s tax situation is different, and most sponsors aren’t tax experts that are qualified to give tax advice.

The question is, given a target list of addresses/people, what is the best way to reach out?

My concern and probably your's is the transition from a paying job to a job that typically takes months before you build your network and close on your first deal.
