For most of my properties I have utilities automatically switched back into my name when tenants move out. 

@Michael Trabert Not sure how abundant MFs in areas you are interested in investing/living in but for me, the MFs that come up where I'd want to live/invest are rare and even rarer at a decent price so it's slim picking regardless of how many units.

As long as it's utilized correctly, under leveraged, and viable from a financially defensive position, you can create tremendous growth - faster than you otherwise would have.

The utility fees are usually minor.

I'd like to know what utility bills are mandatory(for the landlord to pay), are there appliances that are mandatory to supply.
