Ultimately, section 8 housing can be a great way to build your rental units due to guaranteed income.

I am an individual investor with 37 rental units and have done a half dozen flips in the past 5 years.  

Buying a duplex and living in one unit while renting out the other is also considered house hacking.I hope this helps, and let me know what questions you might have!

I understand that I should have a separate bank account from my personal checking/savings, but based on my research, this first deal won't necessarily provide cashflow with me living in one of the units (it will when I move out).

This would work for many different business models that have an owners quarters such as some storage facilities or car washes.

There are 2 mini splits per unit- one in the primary and one in the living area.

After acquiring several single family homes I want to step up to 3-4 door properties, perhaps funded by selling a couple of my single family units.
