@RIck Montanari  Besides checking for demand, I would check zoning to see what is permitted. 

Also I've never thought about putting a skim coat over old laminate counter tops but that's really interesting, I'll have to check that out. 

The Nest thermostats are designed to work over a wireless network so they can be remotely changed, but there would be nothing stopping you from installing one without using it wirelessly and just using it as a regular thermostat.

@David Shelby check with your lender/servicer because you can often Quit Claim the property deed from yourself to a single-member LLC without vilating the mortgage due on sale clause.

I already contacted the post office and they said just put their names on the outside of the mailbox, which is not working Just to add...before renting the units I check with the post office and they advise to put their names on the outside of the mailbox, which I did.In the lease each unit is under same address, but separated as different units such as unit 1, unit 2 etc.. 

Since you are in an HOA, you would still want to check the rules on that as well although that would be harder to tell while you are still there.
