I've experienced this a few times myself and have seen it happen with my clients more often.

Unfortunately I don't and I do feel more comfortable gathering the data and doing the analysis myself regardless so I was wondering if there are tools to help me do it faster.

I know a lot comes from time and connections so I've been focused on just learning the game as much as possible! 

Having been heavily in short term rentals for a while, I've found this to be about as much work up front, but we don't have to furnish, we don't have the management nightmares that STRs bring, we make as much or more cash flow, and we handle less maintenance than a traditional SFR.

Flipping always seemed more risky and STR is riskier as well though it can be more profitable it can lead to serious losses. 

But we won’t qualify for a primary residence refi anymore, and I’ll need more equity to refinance as an investment property.Future investment goals: I want to own rental properties in the future, but I’m not sure if holding on to this one (which we already have) is the right move, or if it makes more sense to sell and build up savings for a better investment down the line.I’d really appreciate any advice on what I might be overlooking here.
