Out of pocket cost to you would be next to nothing.  

I have been flipping in Austin and San Antonio for a while, and what I'm here to tell you is maybe you can or maybe you can't, but I BRRRR'd a house in San Antonio and not only have no money tied up in it anymore, but I put $5,000 in my pocket for my trouble.

Call real estate companies - ask for a referralCall for rent ads - ask about their managementRun some ads on CL or other sites like Bigger Pockets (Ha!)

I feel this is the only way I can get in the game and become an asset holder.I still don't know what kind of property I want to focus on.  

Plenty of cash buyers here on Bigger Pockets.

Whether it's worth their paycheck shouldn't matter to you since it isn't coming from your pocket.
