This is the sledgehammer to be used only if this is a major issue for you and you are willing to take the cash flow and renovation impact now.I would do #1 and #2.

Under $250k, you can build a strong multi-family portfolio in these markets, setting yourself up for consistent rental income.

We did not get a property under contract in the 90 days, however, we did submit offers in the first 90 days that were not accepted (mainly issues with price).

I know you've already solved the issue but going forward you simply list the other adult as an "authorized guest" of one of the individuals financially responsible for the lease.

I have used Equity Multiple and I have not had any issues to date.

Is it worth diving into a full bathroom/kitchen gut (unpermitted/handyman not of my choice) possibly revealing more issues or just paint, new cabinet pulls, switches/outlets, lights, etc?

Hey Chris,The first question for most lenders is exactly what @Devin Peterson said, they want to see experience doing larger multi-families.
