Don't allow tenants to hire or do repairs (if they fail to pay the contractor can attach a mechanics lien on your property).

I often refer to myself in the third person when I need to be more "business like".For example I had a guy who is the mechanic where I take my car for repairs and he is a tenant.

Terms are excluded that are not applicable, such as inspections, however, a tenant/buyer may still want a mechanical inspection, just because it works doesn't mean there are defects.

A little about my self:I have been working for one of the Big 3 for the past 3 years as a Mechanical Engineer.

Unpaid property taxes, unpaid mechanic Liens, unpaid water bills, mortgages that have never been properly released, etc. 

Demolition does not cost that much so you have little to gain but a lot to lose if you get a mechanics lien.

However, the Contractor does with a greater ability to secure payment at some point via mechanic's lien.
