I just closed on my second 4plex in Emeryville this week, which is 75% occupied, and every unit is renting below market (~$250-$1500 less).

The court ordered the tenant to pay back-owed rent plus interest. 2 years passed, and the tenant reached back asking to "clear up the balance."

Judges hear this all the time and give little to said complaint.  

@Jessica HellerI haven't done one, but from what I've seen you need to be HYPER vigilant with your cash flows and payments, for all your expenses. 

Anyone who tells you this is lying.
