As well, I have a small new construction condo project and having a really hard time finding funds for it.I did few flips using my own credit and conventional mortgage to finance it but there's certain limitations to these approach as well as rehab cost is not lender's concern.

It needs some rehab, I'd likely follow the "bombproof" philosophy.I don't want to be greedy, but I don't want to pass on a deal just because it's too good.....Experiences (good or bad) involving small apartments in C neighborhoods much appreciated!

We talked about training tenants and keeping them accountable for small repairs on things they break (generally under $150 and things that can reasonably be shown they caused to break, but generally not plumbing and electrical).
