I am interested in messaging pro's on here and determining how I can invest my money in real estate in the smartest, most practical way, that will earn the highest profit margins, highest ROI's, be the least-time consuming to manage, and cost me the least amount in interest, brokers fees, etc.

This is where I earn my fee, avoiding lawsuits for investors.

I recently have been thinking about real estate investing as a way of increasing my earnings while I continue to work my full time job , figured that BP would be a great place to start.

Earned income must be "earned"; such as real estate agent earning commissions for selling a property, consultant working on a client's project & earning a fee for that, insurance agent earning commissions for selling an insurance policy, real estate investor buying/fixing/flipping a property & earning short term gains from the sale which would be considered an ordinary income and you will owe SE tax on, etc.

Some of our thoughts/goals:*Loans from our partners for down payment, secured by property at a rate higher than they could earn in the market or CD and calculate that into total debt service. 

You will definitely earn points with buyers if you install a high-end material such as brick.

I realized how full of it many gurus are when they try to tell everyone they can wholesale properties with little or no money down and earn 6 figures. 

Focus on increasing earning potential and paying down debt.

I’m interested in some quicker earnings on the front ( wholesaling ) as I’ve quit my job to do this .

He was able to earn this income by taking advantage of the limited student housing zoning, rural community (students could not just rent elsewhere), limited student zoning, proximity to the university (the properties were across the street, and the university's excessive room & board fees that encouraged off-campus living.
