Last thought, the house we bought was built in early 2000's however I didn't realize when I bought it that it only had head and no AC. 

The house I actually bought is a live in flip and the previous owner was a hoarder!

I bought duplexes when I started and looking back I really wish they were 4-units for that added cash flow.
