So many rookie moves, and so many things I'm kicking myself over, but I share this story so others can learn as well, that even in landlord friendly states, things can take a long long time.

The line of credit and loan opportunities are not that good in my opinion.I have CapitalOne for my personal account and I am thinking to move there as their tech has evolve and it is at a good level with very low cost, though I haven't evaluated what are the benefits for LLCs, they have all the offerings as a bank because they are one (Mercury is not a bank, it is a tech enabling company).

So you would ask for, i.e. 45 day feasibility period (the time in which your deposit is still refundable) and then if by day 45 you feel confident and can start to move towards a close, then you will ask for a certain amount of time to close, but during that second timeframe, the deposit is now NON refundable.

If the couple pushes back on this, do not move forward with them.

Get something writing agreeing to date they will be moved out. 

Although we won't see any drastic changes immediately, it's clear that the conversation is moving forward and could lead to significant shifts in how we do business.

This demographic of buyers will generally want a vacant house so they can move in.

I just moved out and through property management will be renting it out.
