It's a value for us to engage retail investors in development and create asset to this class of investment.

I understand the rate of changing people's minds in these conversations will be low, but I sort of enjoy the conversation and I truly believe these folks are worth engaging because I like helping people and providing for my family - and helping sellers net more money with less work is a win-win proposition.

You need the right team, and to be dedicated and engaged while you search so you can act quick and decisively. 

During this time I was engaged and was about 6 months away from getting married and I remember having a conversation with my now wife about how she wanted to buy a house.

Just my two cents, be careful that you aren't engaging in brokering without a license because helping someone 'find a buyer' is an activity for a licensed agent.

Sabrina is right you need to be fully engaged owning rentals takes time effort and work if your going to maximize your cash flow ..

We don't want to put off and invade our tenants space by engaging in multiple projects but we don't want to miss out on the tax deductions for the improvements.One way around this that we thought might work would be to do all of the improvements/ updates in the unit that we live in in one year and then move to the other unit before year end and claim them as tenant maintenance expenses.
