Document all of your efforts to get rid of this tenant, and to secure the dogs and get rid of the dogs as soon as possible (if you end up the target of a lawsuit, you'll need to prove that you took every step possible to mitigate and eliminate the risk these dogs pose).This is a really unfortunate situation, and it makes me really mad at the negligent tenant who didn't supervise these dogs...however, there is a bizarre silver lining: although it's horrible that these dogs attacked you, and I definitely feel sorry for that, it's much better that they attacked you, and not the neighbor's children (who could have been killed or much more seriously injured than you were). ...this could have been a much bigger tragedy than it was, so let's be thankful that the worst case scenario didn't occur...

I am neither a flipper nor an agent, but this is what I would do if I was trying to convince someone to do something that they didn't want to do: let someone else convince them. if you present the numbers first, give them the bad news that they don't want to hear, they'll be mad at you.
