Other carriers will write a commercial policy on either a business owners policy (BOP) or as a commercial package policy.

You may want to remind the seller of the tax consequences selling a package like this all at once (as opposed to taking payments using seller financing).

@Julie JenkinsPersonally, I have not yet come across a bank that does a non ARM commercial loan.You have to understand when you get an FHA loan it is MUCH different than a commercial loan.An FHA loan gets originated by a bank and then sold as a packaged security.A commercial loan is kept in house.

It often is charged quarterly in a lot of the deals I'm engaged in and certainly the GP should have a lot of discretion when to take it.   

And I have many SFH homes that are packaged in portfolio commercial loans.
