The reason they are saying no cash is because it could be counterfeit, and also it doesn't have a receipt/proof, so it's an additional step to email them a statement saying you got rent, but again it's a preference thing.

@Joanna GoldenThere are certainly private money lenders and hard money lenders that will do these kinds of loans, but my personal opinion if I were in your shoes, would be to stay far away from them if at all possible.
