It doesn't have to work perfectly numbers wise if it's a place you really want to live in, but you also shouldn't buy a bad deal just to get into a great area.

I have equity, but according to my mortgage broker, because of the remaining mortgage balance, I can only qualify for a 150K or 200K property.When I bought, I thought that the monthly rent would allow me to qualify for a bigger mortgage but apparently it doesn't work that way anymore.

The above strategy you mention about helping borrowers get back on track is definitely the most ideal scenario IMO but you have to be aware of the fact that a good percentage of the time it doesn't play out that way.

Instead of looking at the "equity" (which only makes sense if the market continues to rise and doesn't drop) look at the fees/monthly payments and how comfortable you are with paying that amount (even if wholesaling business slows or your house is suddenly no longer worth the mortgage you have on it).
