I'd start with your Linkedin database, contracts in your phone, Facebook friends, and then work out from there to church, college, frat, social organizations, neighbors, high school friends, family, former work colleagues, etc.

Most PMC's front-load their fees - tenant placement is the big expense - and the reason they front-load their fees this way is that if the tenant doesn't work out and the landlord cancels, the PM already received the bulk of their funds on the property.
