They don't want to write offers unless it's full market value. 

It will help you write better to attract more clients. 

Does anyone have any recommendations on an App (software) that can help track multiple project expenses? 

I'm assuming this is in writing.... and then you can fall back to "as per your request...." and mention how you're only covering work YOU performed and then notify them this is out of scope. 

We pay people to manage sickness but should focus on health :)Unfortunately  just the cost of doing business .... write the check and move on. 

I guess you can write whatever you want into a lease, but getting an eviction for anything but non-payment is a very hard road in NJ.  

Man, there are some absolutely gorgeous pockets with big historic homes in Westwood, but we usually write it off as a C-class rental neighborhood!

Order a title report, set up escrow, write out the details of how you want the transaction to go and have an attorney put together the paperwork.Another option is for you to buy the house for the amount owed with a carry back from him of the equity you want him to have.
