I’m so ready for BRRRR investing as if certain to forced me to develop new skills, knowledge and ability.

Investing out of state is a WHOLE other animal, and you want to be confident in your skills before you tackle that project. 

I have noticed, after reading the Ultimate beginner's guide (Book) that most if not all niches all have something in common when it comes to a skill.

Realistically it will be hard to get the project built at an appropriate price for the neighborhood even if you got the land for free, and we haven't even addressed the shortage of skilled labor and permitting department backlog in this market which would likely push the project out a year or even two. 

@Brent Crosby, When doing a 1031 it's your skill at locating good investment opps that's the key. 

How good are you with your DIY skills? 

I'm looking to use my agent skills to become an investor further on down the line, but I'm still in the very beginning stages of learning the subject entirely.

There are many ways to learn that skill, and Chem E made sense for me back in the day.Success in business and real estate investing have been far more impactful in pushing my investing forward.
