Maybe I'm missing something I think it just means the handrail leading upstairs and another leading downstairs.Paint house inside & out - $4,000 (I think this is very good)(*) Windows - $350 per window installed for fairly normal sized vinyl replacements..

Needless to say 5 days after he was supposed to be out he finally came to get it May 31 move out turned into June 4th.I had a potential renter who passed up on the place because it was not truly "vacant"Additionally, the place was not cleaned, there was damage to a few places from the move and he broke a screen for one of the windows

So if we charge them $100 because they, say, broke a window, any payments would satisfy that first.So if rent is $600, and they only pay $600, then we apply $100 to the repair, and $500 to rent.

Further guidance from US Dept of Treasury released on Friday.https://home.treasury.gov/news/press-releases/sm53...link to PDF at bottom.......In skimming it, here's some notes that are not 'CPA proofed' but what I'm gathering:Seems that a maximum committed time is communicated - in other words, 10 years is the minimum holding time to get the preferrable (0%) capital gains treatment during a sale event - but there's guidance now to indicate that 20 1/2 years is the total time that the treatment (at a minimum) will occur, so as I'm guessing to prevent a future change and not encourage a situation where everyone wants to sell their assets/businesses, etc right when the 10 years kicks inSeems there may only be a 6 month window to place funds / earmark funds as available for an opportunity fund.

Hi everyone, i'm looking for anyone to weigh in here and especially those from Ontario, the deal is $700,000 for a purpose built three unit in Kitchener Ontario. nice area. assume no major renos needed(i.e. roof furnace, windows). the building will be self managedit is a 2 three bed units and 1 2 bed unit, it has a large garage big enough for 4 cars. mortgage 525,000 @ 3.54% for 25 years = 2,632 per monthannual gross income = 45,555annual expenses = 11,826NOI = 33,628debt service = 31,587annual cash flow = 2041.22
