Whether its a cash back card or even a Lowes or Home Depot card were you get discounts perks etc.. since your buying home building materials..   

Because of that, I read the BRRRR and Long-Distance Real Estate Investing books by David Greene before and while doing this project and it helped tremendously.

Also being handy has helped tremendously as far as real estate goes. 

Now the lender says I have to pay additional discount points to get the same rate since rates have gone up.

You will have to discount the portfolio because condos are more desirable to owner occupied.

Plus, the vaccine is getting rolled out which will curb the spread tremendously.

I am getting builders offering discounts and unto one year property management paid in emails daily.This is just the beginning of the down market.

So you are not as likely to get a big discount off the sale price....in general. 

The more important factor is buying at discount.

I would've liked to buy additional properties since my first property but most of my capitol has had to go towards exercising my options in the company to save a tremendous amount in taxes in the long-term.I'm getting close to buying the maximum number of shares, and once I have, my primary focus will go towards preserving capital for real estate investing.
