One of the advantages to the margin loan is the rate is low, it is treated as an interest only loan (i.e., lower monthly payments) and requires no down payment.

You can say you are looking for a mature, responsible professional roommate, or you can say you are a clean professional yourself (which may attract similar personalities).As far as fair housing issues, roommate situations are treated differently than renting someone an apartment.

The house was built in 2003, treated for termites in 2010, the inspector noted new termite activity and said he didn't see any damage, but would recommend termite treatment and contract for annual checks and necessary treatment.Both the agent and I know I got a great deal on this house, similar floor plan and square footage house in the community was just sold for 25% more of what i got this house under contract for.

A multi-member LLC provides better protection then a single (SMLLC) only if all members are actively sharing in the decision making, profit sharing, conducting business as an LLC, etc, otherwise, a court will treat it as a SMLLC or not an Entity at all.

I'd be willing to bet that I get more repeat business from agents than most people (our average DOM is 17 days and we often get properties under contract before they're listed, just from sending an email to agents who know our product), and the reason is that we treat the agents we like VERY well -- this includes bonuses, holiday cards, bagels/cookies for their office at random times, etc.Bonuses in-and-of themselves won't get your houses sold, but what the bonuses represent -- a great relationship where both sides are taken care of financially -- will definitely get your houses sold.Just my $.02...

In some areas you can get around standard eviction procedure, for example by offering daily or weekly rentals that are not treated as apartments.
