The finished unit is a two bedroom 1 and 1/2 bath two story unit.The side I am getting ready to renovate could be easily split into a one bedroom apartment upstairs and a one bedroom apartment downstairs.

The PM also has a good feel typically for the level of rehab that is appropriate to bring the property to an optimal state of rental readiness.

I'm not trying to build any loopholes to exploit here, just want to be ready to rent it out at the 4 year/new duty station mark.

When I am ready to market the home for a sale is when I will either put new nice carpet in, or give a carpet allowance.
