The initial points can be a little higher than a traditional Conventional loan, but that's the cost of doing business to being able to get a loan without proving any of your income.

. :)  We can pay the 25% down payment with stock investment money and get a traditional mortgage on it, but this seems the least attractive because I'd prefer the stocks to stay put.

Not sure how you can resolve the issue of over/under salting to accurately forecast cost, but you may want to consider having them use a calcium-magnesium-acetate snow melt in lieu of traditional rock salt.

Which would most likely lower your monthly payment if it’s interest only payments ( which would be your best option to keep your DTI low to  qualify for a traditional loan).
