I contacted the town to get owner info, contacted the owner and offered to purchase the property from them.

Should I involve the town?

They are currently over valuing the park and it looks like the only way to get a good deal is to utilize a hard money lender in town and make a cash offer.

Just wondering what town in colorado should I  invest .

Not every house in my urban/yuppie part of town has a garage but I think the fact I have one helps me compete with the new apartment/condo complexes popping up all around me. 

Also check with the town to see if there are any restrictions on rebuilding or doing whatever you are going to do...

I would like to purchase another commercial property under the current licensed corporation that this property is currently under but in a better town.

I don't know how big that city is, but unless it is a small town, trying to brand yourself as a buyer, seller and landlord, from my experience, isn't an endeavor worth pursuing.
