Gurus will teach you to have the seller sign a napkin and put down $10 earnest money, but a contract is best.The investment in learning your states RE contract is worth it's weight in gold.

I am all for some reform to policing but its more about setting the right standards and  teaching de-escalation techniques then taking away any weapons.  

Check out the folks at FasterHouse - they have a program where they'll teach you to wholesale and provide back office support and somehow split the deals with you. 

That is assuming the general partner would be willing to teach their passive investors.

In RE agent class they don't teach you much about IRR or MOIC for example.
