It's a deal in Overland Park that is going to trade at a low 5 cap.  

Could of traded in Hawaii for San Francisco, especially wrt building anything here.

I definitely intend to go with property management regardless of where we choose to buy because the goal isn't to trade in 1 job for another.

Buy undervalued properties, make them more valuable, sell and trade up. 

However, In the Boston area, I am surprised at how many contractors say "I'm not going to tell you how I'm going to do certain things." they view it as "trade secrets.
