Cash flow is easier on a ~$100k house that rents for $1200 (which is where I found the sweet spot to be in terms of rent:price ratio while still getting good tenants)

When you spend over $1,000 at Staples, you get into their black card rewards program and it is quite sweet.

But you're right about the timing. 9-1pm is the sweet spot for me.

They may not call during the holidays but come January that may just be the sweet spot between increased motivation on their part and their recognition of you and your brand.Also, in my November and December mailings I always ask the additional question, "Do you need to sell this year?"

I am going to tweak the list with each mailing until I find the sweet spot.

They sent you a letter template along with the list (they used to do this anyway), and you may want to give it a shot round 2.Probates can be a great list once you find the sweet spot in your area.
