Hey all,Put an offer on a triplex near the airport today and got a nasty surprise when I called to get my pre-qualification letter.  

As a Realtor, my market in Southeast Wisconsin seems to be, to no surprise, strong.

Surprisingly enough there was a podcast guest from Glenwood Springs. 

You can also get a seller's inspection report first, so that there are few surprises when the buyer completes theirs. 

To be on the conservative side of things, I would personally suggest planning on a 70% LTV ratio, the way BiggerPockets guide suggests it - there are almost always some unexpected surprises along the way (big or small), and it's better to have a little bit of that extra cushion for when they arise. 

You will be surprised that if you can find a good deal, you need very little money to get started in real estate. 

If you have a 50-unit complex and zero units needed to be repainted, I'd be a little surprised.

Surprisingly there are actually a fair number, but not as many when compared to DC.  

A tight system of regular inspections removes surprises on everyone's part. 

Hah yeah @Ozzy Sirimsi, and I don't think my wholesaler was being disingenuous, I get the impression he was surprised as well.
