This would be a legal issue, I would suggest the quit claim if executed, would be in front of an attorney of your choice, notarized, sealed, and copy of the file kept on his file depository, your local UPS Notary will not retain a copy of the wuit claim.

Like writing something that's asking them are they looking to get rid of their property and/or looking to purchase more.Or just send the regular age old "I want to buy your house cash, close quick" blah blah blahAny help, comments, or opinions is appreciated in advance.ThanksMy experience says make the message sufficiently broad so that the phone rings, even if it generates calls from interested buyers.

Adam,Thank you for the reply.To be frank, I contacted a small local bank, as it seems, from what I have educated myself with, that is the wisest choice in getting better terms, but unfortunately, I wasn't pleased with the results of this specific bank.
