I am on H1B visa, I am making less than $100,000 AGI and I can only invest passively. so, Can I be treated as actively participating for tax purpose and get $25,000 allowance against my non-passive income if I hire  property manager who makes decisions Like approving new tenants, deciding on rental terms, approving.?

Seller wanted $110k and talked them down to $97kProperty right down the street from Toccoa Falls College (1,735 students enrolled as of fall 2021) I already have 2 families wanting to rent it for $1200 as is but i think i would like to target the collage students. what are your opinions?

I’ve felt rather drawn to catering towards college students and considered doing the “rent per room” method.

Coming from a tenant who is living in one, I have no issues with it being a prior funeral home because rent is cheap, the remodel done is actually very nice, and I'm a college student so what the heck do I care!
