Has there been any damage to your property besides smoke damage?

I have a ca. 1908 multi-family in Portland area and it has averaged about $1600/yr in general maintenance/ repair (includes replacing a number of windows, trim repair, smoke alarm replacements, batteries, bulbs, paint...etc.) + $45/mo.

No negative statements and lots of prospective turnkey investors smoking the Clayton and Natalie “hopium” with their $30-50K in savings...

@Ben Visser This plumber is definitely blowing smoke......RE brokers do Not carry insurance that cover no disclosure on an Owner's part.....it's for the Broke/agent's actions.  

For example, if I found a smoking deal, turnkey $100k property, the lender wanted some skin in the game from me and require $25k down from me, I want to be able to get that $25k back as soon as possible.

A couple that come to mind are the house where we had to spray the wall with lysol and use a scraper to get the smoke and nicotine that was oozing off the wall or the place where dolomite was spread everywhere to control the fleas, or the place where the renter cut a hole in the floor and put the drain hose from the washer into the hole to drain under the house or the one with the rotted hole in the kitchen floor that you had to step around to avoid going through the floor, or the one where it took a full day just to scoop the dog poop from the floors and use kilz to cover the dog pee, let alone the back yard, and on and on it goes.
