As a person that travels for work a lot, my time in my city is limited to a few days each week, which means I need to stay very organised if I ever want to successfully build a team and flip houses on the side.

I've frequently considered rental properties, but never pulled the trigger, until now.For the past two years, I've traveled nearly weekly for work.

Without knowing your budget, what you consider safe\risk tolerance, how far you are willing to travel, asset type, your level of living expectations, lifestyle, local neighborhood expectations, the tenants\roommates you want to attract, and other criteria, it's hard to recommend an area.Your Class A, B, or C asset type class expectations versus another's view maybe totally different.  

You're from the Bay Area... it's easy to fly anywhere and what's a few hundred in travel costs when you're making an investment in the neighborhood, plus "free" vacation.

We are in the last days of the due diligence period for a great house where, unfortunately, the owners smoked inside for about 12 years.

Also, they have allowed me a pretty good standard of living, such that I want to begin traveling a LOT, so I may be looking to find someone to look after my investments while I play.

Also decide on a pet / smoking / guest policy.
