Hello, I have two questions - hoping some of you may have advice based on experience.I am intending to team up with a coworker who plans to pay for the rehab costs of a BRRRR strategy as I pay for the down payment.

Two different animals really and I don't see creative financing is typically a reality with either option.Typically for tax liens and deeds you will need cash to be a player and cash that you can tie up for 1 year or two at minimum.   

God forbid you are sued and you try to present the LLC shield, even if you managed to not slip up and lose the corporate veil through a technicality, if it is shown that you were forbidden from moving the property into an LLC by your signed loan docs, the LLC will be stricken and will go right back to you personally.

Cause I just thought that it would work by me buying 2.5 acres of land in Arizona and finding a solar farming company or someone to rent my land for Solar Farming... how does it work I’m so confused LOL ... and can you really make up to $50,000 a month by solar farming ?

That said, I'm unfamiliar with the market and would love to meet with other investors who are finding some success (and mishaps) to help refine my game plan.If there are any REI meets ups please let me know!

Note: I know that it is currently bleeding but given the price and fixing it up a bit ,may be a good one.

The basic fees on a loan make up too high a percentage on low priced loans which classifies them as predatory.

My cost to operate using their current expenditures (which I have intentions to reduce) would be at $400,000 conservatively. 

So much demand from out of state investors drive the prices up for 2-4 units.
