Applying common sense and a scientific approach correcting the grossly overvalued tax burden for the house we purchased is more than justified in the above.It is my sincere plea to the decision makers of this county that you make the right decision, the just decision and the logical decision to reduce the tax value on the house we purchased from $83,200.00 ($29,130.00 assessed value) to $35,000.00 ($12,250.00 assessed value).

In my proforma I actually structure the whole deal for the lender because I know what they are looking for .All of that being said I still did not cover all aspects like your level of experience and how many deals you have done, these are a few things the lender may ask.

If you're trying to figure out what 30% of the profits are worth, consider that I do about 25 flips a year without spending much time at all on the day-to-day aspects of my business (other than setting strategy and some other longer-term tasks); this means that I hire out nearly all the work I need done to keep my business going, day-to-day.

While government is inefficient, granted, when to hire another rank in file staff member and for what was an ongoing issue.I think that 4K a month might be looked at, especially when providing housing, you need to look at that at a market rate for your expense and deduct about half and consider that as income and all of the utilities if you have seperate meters, I know many here pay thier own utilities, but some are included and include cable.You need to cover off time, maybe after hours on certain days and other aspects to see when they are actually on the job and what that pay should be.
