There are tons of places with no so legal basements for rent, I call those places for "roommates", roommates with separate entrances and their own kitchen.

Hi all,I'm considering a new tenant for a 1 year lease who has some "unpaid bills" and accordingly a poor credit score.I am requesting a significant extra deposit ( almost 2 months ) in additional to standard 1st and Security Deposit.Tenant has a business which he says is doing well and allowing him to recover and get a place of his own ( was with roommates ).I want to check his Business Credit and business landlord.I'm in the OC, CA and need to know how soom I can start eviction if rent is lateand what provisions I need in the lease.Also, do I need an "airtight" lease agreement and who would provide this ?

I'm happy to occupy one and have roommates or something.2) Would you keep these tenants?

Since i assume you dont have a wife and kids, and you dont mind a roommate situation, if you find a nice duplex you can rent out one side and then rent out extra rooms on your side.You cant count the rent from your side towards the mortgage but it will be cash in pocket.

Hi my name is jeremySo recently ive stumbled across bigger pockets and am trying to learn how to get started in the real estate investing world Its always been a passion and dream to do this even as a kid but i didnt think it was possible without large amounts of capital i see now that there are other ways tho i am not fully aware and understanding themSo let me start with an introduction hi im jeremy, im a plumbers apprentice and actively saving , currently i live at home after moving back when the whole rent and live with roommates thing didnt work and i felt like i was not getting anywhere paying rent vs paying payments on a loan , ive got a few thousand right now and am in a odd spot as i dont know if i should stop putting money away for a loan payment and buy a car ( i lost mine due to black ice and insurance didnt cover) i dont necessarily need it to work but i think it will be needed to look at potential properties when im getting ready to pull that triggerAnyways my plan when i first started my job was to just get fully licensed in plumbing and once i have it i would be knowledgeable enough to do most if not all plumbing repairs in any property thinking it would be saving me thousands of dollars when/if i needed to do any type of repair to the unit or its water/heating systems vs paying for it, granted as i get more and more property ill doubt ill still be interested in doing it but i figured its a good stable job to start with and i could always fall back on if needed.

I've paid utilities for roommates in a place I was living before, and even then I got screwed over.If they're not paying it and have unlimited "free" utilities, they'll run the AC on 65 in the middle of a summer drought.

As of just two weeks ago, we are now house hacking a 3 bedroom condo in Chicago together, where the two roommates are paying 78% of all our expenses.

That'll help you when it comes to getting other rentals down the road where a lender might not count your roommate income on a pure single family.
