Suck it up and upon renewal hit him with the the 5%+CPI allowed with a one year lease.

The renewal section may give both parties an option to consult a seasoned commercial leasing broker to determine market rate, if negotiations are at an impasse. 

We have recently received notice that seller renewed a rental agreement for one of the tenants.

At times the LL may incentivize the tenant to relocate or not renew a lease in order to vacate the unit for renovation.

If you are looking to just not renew the resident then a "notice of non renewal" would be what you provide and no signature is required. 

Lease is up 10/31 however they are local business people and have no desire to move, just continue renewing the lease. 

Thank you all.I had created a ticket and indicated that he will need to report all issues right away.He has gotten very comfortable to wait until the end and then text me or call me with an urgency instead of creating tickets.That ruins my weekends needlessly and does not allow me to plan.This might be my fault, in part, because I allowed it to  go on and people/tenants start to take advantage of "courtesy" as business as usual.If this behavior does not improve, I may not renew the lease.There are other good tenants out there who will be happy to have an upscale unit like mine.

What if I renew the lease next year and the cosigner doesn't want to cosign any longer?
