Are cosigners a long-term solution?  
I have several applicants that seem like nice people but do not meet the financial criteria of 3x rent.  They all have cosigners who do. But really, if they can't afford it now and I allow a cosigner, how long can I expect the cosigner to continue to cosign? What if I renew the lease next year and the cosigner doesn't want to cosign any longer?  Is there a length of time that the cosigner is expected to stay on the lease? Is there a  length of time that the tenant proves that he or she is a good risk and then no longer needs the cosigner? Can you really evict someone who no longer qualifies if they've paid their rent and been a good tenant but The cosigner no longer wants to be on the lease?  ?So does that mean having a cosigner should just be a No? I understand for young people who are just starting out and maybe don't have credit, but is a cosigner about the credit score alone? What if their credit score is good but their history has a lot of negatives and they have a cosigner?  And can you deny someone who has a cosigner?  I'm really not sure that there is any actual security and having a cosigner. Especially in a month to month lease.
