We then went through the standard eviction process by giving them notice and ultimately got them out about 4 months later.If you want/need them out quicker you may also consider giving them cash for keys.Good luck!

Dave Ramsey would advise not to do this :)  If you have enough equity, another pro would be the ability to pay cash on a new purchase, which gives you leverage on negotiation, quicker closing, etc.That decision should be only after some reflection on what you business model/plan is.
