If you still have US real estate assets when you pass away your heirs will still benefit from the stepped up basis regardless of their residence so that shouldn't really factor into the equation.

This is the 4th property I have purchased which I know will be a solid investment but it has so many different opportunities I am having a hard time formulating a next step (develop separate lot, focus on renting, convert the building, move on to another property…..).NEAR FUTURE GOALS: I would like to complete a flip in the next 3-6 months with the use of private money from family and possibly hard money.Finally, I would like to say although I am in a state of confusion; BP definitely is helping me assess all the different opportunities that are available.

Stepping into a purchase with current tenants can be a lot easier, if the numbers are good.You might look at a HELOC on your personal home, but not until you have really worked through the risks. it would be awful to lose your own home on your first investment purchase.It has only been five months since your home purchase- how is your emergency fund?

On further searches on BP, I see that a lot of folks have had this same exact scam pulled on them - Craigslist ads with lower prices and one to many people that get the place rented to.I am very curious to hear from anyone who has had to deal with landlord tenant law issues that have arisen from this - i.e. disgruntled scammed wannabe tenants who decide to either break in and claim the place, or pursue action through the courts.As someone going through this right now for the first time, any words of wisdom would be appreciated.
