People die and homes are bought and sold, people are born, moved, jailed, released, transferred, promoted, demoted, flooded out ect... and the real estate market is affected.

Those gurus that promote doing sub-2 so that you're not really liable for the mortgage are just low-life scammers as far as I'm concerned.

I'm not looking to promote my business (BP mods), but I want to share my level of experience in the space and the level of education I bring to the table.

As a YouTuber myself, I see its flooded with GURUS promoting $500 - $5000 products on how to invest in real estate "creatively."  

Wholesaling is promoted as the ‘get rich quick with no money’ way to get into real estate.

People dream up all kinds of wierd stuff in forms or blogs for a variety of reasons, I usually think it's to draw attention to themselves to promote an idea or perhaps a product, maybe an offer to assist you.I also get the impression you are kinda new to RE since you're asking for assistance in wording a contract, I'll go with that assumption.I'm very experienced in drafting my own agreements and frankly, I would not try to explain or state someting like a discount to rents for paying on time because it would simply be stating a lowered agreed rent for payments made on time and, as I said, you are reversing what is customary as a late fee.
